1. Acceptance of These Terms
These Terms and Conditions (these “Terms”) govern your use of the website located at watersedgerv.com (the “Site”), any reservation you make with Waters Edge RV and Cabin Resort (“Waters Edge,” “the Resort,” “we,” “us,” or “our”), and your presence on our property in Vinita, Oklahoma.
By using the Site, making a reservation, or entering the Resort, you agree to these Terms on behalf of yourself and every member of your party, including any minors in your care and any visitors you invite. If you do not agree, please do not use the Site or the Resort.
Our Privacy Policy is incorporated into these Terms by reference and is binding on all guests.
Waters Edge is privately owned. We reserve the right to refuse service to anyone at any time, to make exceptions to the rules, and to change the rules at any time without notice.
2. Definitions
“Guest” means the registered camper who books a site or cabin, along with every person occupying it.
“Visitor” means any person present at the Resort who is not registered to a site or cabin.
“Reservation” means a confirmed booking for one or more sites or cabins for specified dates.
3. Eligibility and Responsibility
The person who makes the Reservation must be at least 18 years of age and is the registered camper. The registered camper is responsible for the conduct of everyone in their party, including children and visitors, and is financially responsible for any damage they cause to Resort property.
All guests must register at the office to use the facilities. Reservations may not be sold or transferred to another party.
4. Reservations, Payment, and Cancellations
All fees are payable in advance. Fees are based on two people and one tow vehicle.
Reservations canceled 14 days or less before scheduled arrival are required to pay the full amount. Reservations canceled more than 14 days before scheduled arrival will be assessed a 20% fee.
We will fight all credit card disputes. Early departure does not constitute a basis for a refund.
You authorize us to charge the payment method on file for the Reservation balance, applicable taxes, and any additional charges permitted under these Terms, including washing fees, disturbance charges, pet fines, late checkout fees, and the cost of any damage.
5. Arrival and Departure
Check-in time is 1:00 pm for cabins and 12:00 pm for RV sites.
Check-out time is 11:00 am. You may request a late checkout for $15.00. Sorry, no late checkouts in our cabins.
The office is open from 11:00 am to 5:00 pm, seven days a week.
6. Vehicles, Parking, and Speed Limit
We reserve the right to refuse or allow vehicles at our discretion. In general, we do not accept homemade RVs, school bus conversions, or any vehicle with a manufacturing year prior to 2010, however, if you send us photos prior to booking your stay we may make exceptions. All vehicles must be legally licensed, insured, and in operating order always.
Please help us manage congestion by parking all boats and boat trailers in the overflow parking north of the office.
For the safety of our patrons and pets, please obey the 5 MPH speed limit throughout the Resort.
7. Insurance
All guests are required to show proof of valid insurance upon request; failure to do so will result in immediate eviction and no refunds will be given.
8. Hook-Ups and Utilities
Each RV site is full service with 50, 30, and 20-amp electrical, high-pressure water connection, and sewer. High speed, basic wireless internet connection is available.
9. Trash and Fish Cleaning
Please put your trash in plastic bags and place them in the nearest trash receptacle. We have lots of critters roaming about, so please do not place trash outside at night.
If you clean fish at your site, please throw the remains back into the river, not in the dumpsters. People could step on these remains and injure their feet on the bones, even through a shoe. This could also encourage wildlife to hang out for a handout.
10. Laundry
Laundry facilities are located on the north end of the clubhouse. Please do not leave your laundry unattended. Do not put out clotheslines or hang laundry outside.
11. Pets
Do not leave your pet outside unattended. Pets may be walked in designated areas; however, you must pick up after your pet. If your pet disturbs other guests or is aggressive to other guests or pets, you will be required to leave the Resort without refund. This means no barking. A $50.00 fine will be imposed on any pet owners that do not pick up after their pet.
12. Children
Parents are responsible for their children at all times. Children must be on your site by 9:30 pm. And give them a hug.
13. Quiet Time
Quiet time runs from 10:00 pm to 8:00 am. The first violation will result in a verbal warning. Any additional disturbances will result in your reservation being charged $50 per disturbance automatically.
14. Fishing, Swimming, and Washing
We have some great fishing right here off our private dock. Fishing licenses are required. Children must be accompanied by a parent.
There is no lifeguard on duty at any time. Waters Edge RV and Cabin Resort is not responsible for your safety.
If you want to wash your RV, boat, or other vehicle, please first notify the office. The price is $10.00 per vehicle. If we catch you washing your vehicle without asking, your reservation will be charged a washing fee of $20.00 per vehicle automatically. Thank you for your cooperation.
15. Alcohol Policy
Responsible consumption of alcoholic beverages is permitted only by guests 21 years of age or older.
Guests are expected to consume alcohol responsibly and in a manner that does not disturb other guests or interfere with the family-friendly atmosphere of the Resort.
Excessive intoxication, disorderly conduct, loud or disruptive behavior, fighting, harassment, public intoxication, or any conduct that interferes with another guest’s enjoyment of the Resort is strictly prohibited.
Open alcoholic beverages are permitted throughout the Resort, including on golf carts, provided they are possessed and consumed in accordance with Oklahoma law. Guests are solely responsible for complying with all applicable federal, state, and local laws.
Operating any motor vehicle, golf cart, ATV, UTV, boat, bicycle, scooter, or any other mode of transportation while impaired by alcohol is strictly prohibited.
Management reserves the right to immediately remove any guest from the Resort without warning or refund for violations of this policy.
16. Marijuana Policy
Recreational marijuana is illegal in the State of Oklahoma. Marijuana may only be possessed or used by individuals authorized under Oklahoma law, including those holding a valid Oklahoma medical marijuana patient license or other authorization recognized by the State of Oklahoma.
Guests are solely responsible for complying with all applicable federal, state, and local laws regarding the possession and use of marijuana.
Smoking or vaping marijuana is prohibited in all Resort buildings, restrooms, bathhouses, laundry facilities, playgrounds, pools, docks, and all other common areas. Marijuana use must not create excessive smoke, odors, or disturbances that interfere with the comfort, safety, or enjoyment of other guests.
Operating any motor vehicle, golf cart, ATV, UTV, boat, bicycle, scooter, or any other mode of transportation while impaired by marijuana or any other intoxicating substance is strictly prohibited.
This Resort is private property. Management reserves the right to establish and enforce rules that are more restrictive than state law. Even where marijuana use may otherwise be permitted under Oklahoma law, Resort management may prohibit or restrict the possession, use, smoking, vaping, or consumption of marijuana anywhere on the property at its sole discretion. Management reserves the right to immediately remove any guest from the Resort without warning or refund for violations of this policy.
17. Golf Cart & Motorized Vehicle Policy
Golf carts, ATVs, UTVs, motorcycles, scooters, and all other motorized vehicles may only be operated by licensed drivers who are at least 18 years of age unless otherwise approved by management.
All motorized vehicles must be operated safely and courteously. Reckless driving, excessive speed, racing, burnouts, or dangerous operation is prohibited.
The Resort reserves the right to prohibit the use of any motorized vehicle that management believes creates a safety concern or nuisance.
18. Conduct and Eviction
If you break or bend any rules, we have the right to evict you immediately, without a refund.
If we determine, at our sole discretion, that your behavior or the behavior of your family or guest is disruptive or not in harmony with the park, we will immediately evict you without refund. This means if you are being disruptive at 1 am, you will be evicted at 1:05 am. The Sheriff is aware of our policies.
19. Assumption of Risk
Camping is an outdoor activity conducted in a natural environment on the shore of Grand Lake O’ the Cherokees. You acknowledge that your stay and any recreational activity you undertake, including but not limited to swimming, wading, fishing, boating, use of the swim pier and boat slips, campfire use, and operation of a golf cart, bicycle, or other vehicle, involves inherent risks of property damage, serious bodily injury, and death.
There is no lifeguard on duty at any time. Water conditions, including depth, current, and clarity, change without warning and are outside our control. Parents and guardians assume these risks on behalf of any minor in their care and agree to supervise that minor at all times.
You voluntarily accept and assume all such risks and all responsibility for losses, costs, and damages that you, any member of your party, or any minor in your care may incur.
20. Limitation of Liability and Release
The Resort and Resort personnel are not responsible for any loss, damages, or claims to property of Resort guests due to theft, fire, natural causes, or any other cause. We do not assume responsibility for any act of nature, including wind, rain, lightning, flood, or tornado.
To the fullest extent permitted by Oklahoma law, you release and covenant not to sue Waters Edge RV and Cabin Resort and its owners, officers, agents, employees, and representatives from all claims, demands, losses, or damages arising out of or relating to your presence at the Resort or your participation in any activity here.
To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, punitive, or consequential damages, including lost enjoyment, travel costs, or lost time. Our total aggregate liability for any claim arising out of or relating to these Terms, your Reservation, or your stay will not exceed the total amount you actually paid to us for the Reservation giving rise to the claim.
You agree to indemnify and hold harmless Waters Edge RV and Cabin Resort and its owners, agents, employees, and representatives from any claim, loss, liability, damage, cost, or attorney fee arising from your conduct, the conduct of anyone in your party, the conduct of your visitors, or the conduct of your pets.
Nothing in this section waives any right that cannot lawfully be waived under applicable law.
21. Communications and SMS
We (part of “WATER’S EDGE OK LLC”) will not share or sell subscriber information with 3rd parties for their direct marketing purposes. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
By selecting the check box on the bookings check out page, guests agree to receive marketing SMS. Guests may receive an SMS prior to, during, or after their stay with us; message frequency varies. Standard message and data rates may apply. Reply STOP to opt out or reply HELP for assistance.

22. Use of the Site
You agree to use the Site only for lawful purposes. You agree not to attempt unauthorized access to the Site or our systems, to use robots, scrapers, or other automated means to collect data from the Site, to introduce malicious code, to make speculative or fraudulent reservations, or to republish or commercially exploit Site content without our written permission.
23. Intellectual Property and Guest Content
The Site and its content, including text, photographs, video, logos, trademarks, trade names, and design elements, are owned by or licensed to us and are protected by copyright and trademark law. You may view and print Site content for personal, noncommercial use only.
If you submit reviews, photographs, video, or other content to us or to our social media channels, you grant us a nonexclusive, royalty free, worldwide, perpetual, transferable license to use, reproduce, adapt, publish, and display that content for marketing and operational purposes. Photographs and video may be taken during Resort events and may be used in our marketing materials. If you prefer not to appear, please notify the office.
24. Third Party Links and Services
The Site links to websites operated by third parties, including our booking platform, watercraft rental companies, area attractions, and local businesses. Those sites have their own terms and privacy practices. We are not responsible for their content, availability, security, or data handling, and your use of them is at your own risk.
25. Disclaimer of Warranties
The Site, the RV sites, the cabins, and all Resort amenities are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and noninfringement. We do not warrant that the Site will be uninterrupted or error free, or that any amenity, utility, or facility will be available at any given time. Photographs and descriptions are representative and are not a guarantee of any particular site, view, or condition.
26. Governing Law and Venue
These Terms are governed by the laws of the State of Oklahoma, without regard to its conflict of law principles. The exclusive venue for any dispute arising out of or relating to these Terms, the Site, or your stay is the state or federal courts located in Craig County, Oklahoma, and you consent to personal jurisdiction in those courts.
27. Dispute Resolution
Before filing any claim, you agree to contact us at GuestServices@watersedgerv.com or by telephone and to attempt in good faith to resolve the matter informally for a period of at least 30 days. Any claim must be brought within one year after the event giving rise to it, to the extent permitted by law.
28. Severability, Waiver, and Assignment
If any provision of these Terms is found unenforceable, that provision will be modified to the minimum extent necessary or severed, and the remaining provisions remain in full force. Our failure to enforce any provision is not a waiver of our right to enforce it later. You may not assign your Reservation or your rights under these Terms. We may assign our rights and obligations without restriction.
29. Entire Agreement and Changes
These Terms, together with the Privacy Policy, the Resort Policies, your Reservation confirmation, and any posted signage, constitute the entire agreement between you and Waters Edge RV and Cabin Resort regarding your stay.
We may revise these Terms at any time. Changes take effect when posted on the Site with an updated date. Your continued use of the Site or the Resort after changes are posted constitutes acceptance of the revised Terms.
